Its construction restarted, TerraCity, the largest shopping center in Antalya, will be ready in a year. The cost of the Center, located at Muratpaşa, will amount to 150 million Euros.

Following an interruption, construction work in TerraCity, ever the first investment in Turkey by Pramerica Real Estate Investors, has been re-started.

Excavation work in the land right next to Muratpaşa Municipality, had been stopped for some time. The resumed construction work for the biggest shopping center in Antalya, undertaken by a company owned by Pramerica and ERIAPARTNERS, will be completed in twelve months.

The cost of the shopping center is expected to reach 150 million Euros. TerraCity Shopping Center, spread on four floors on a rentable area of 48,000 square meters, and comprising 140 shops, will be the largest shopping center in Antalya.

The giant shopping center, to become a paradise for shoppers and strollers, with 30 restaurants and cafés catering 1,000 people, a show complex boasting 9 cinema halls, various entertainment areas and a 1,400-car parking lot, will also be exemplary in terms of efficient energy use, energy saving and promotion of greenery in the city.

Construction of TerraCity is undertaken by Taca İnşaat, a firm of Antalya origin, owned by Tayyar Akkurt, that has already built Istanbul Congress Center and Rixos hotels.

Pramerica Invests for the First Time in Turkey with Terracity Project, in Antalya

Frithjof Fuchs, co-partner of EriaPartners, emphasized that, together with their  foreign investors Pramerica Real Estate Investors, execute first new large shopping centre since the financial crisis with support of local Turkish banks - TerraCity Antalya. Fuchs, remarking that the total investment cost of Terra City shopping center was 150 million Euros, added that the project to be set on a construction area of 120,000 square meters with a gross leasable area of 48,000 square meters that included 140 stores, would be the "largest" shopping center in Antalya.  Fuchs also commented that they had observed a recovery in the Turkish markets, notably in the real estate market, and they foresee 2010 is promising to be a much better year than 2009.

"Investments Will be Enduring"

Burhanettin Yurtseven, General Manager of Pramerica Türkiye, pointed out that they had 95% of the investment amount already financed, that this project was a demonstration of the long-term commitment of Pramerica in Turkey, and a sign of its planning other investments in the country in the near future. Yurtseven, drew attention to their worldwide portfolio management amounting to 44 billion dollars, and to the fact that Terra City was Pramerica's first ever investment in Turkey. Saying, "We want to generate long-term projects, and wish stay put in countries where we have invested", Yurtseven added, "With an investment of US$ 100 million, we started to build summer villas in Bodrum. This will be a long-term investment. We shall also come up with an elegant project in central Istanbul. Our present investment portfolio in Turkey is about 600 million dollars; aimed at 1 billion dollars in the shortest time possible".

10 Million Visitors are Expected at the Shopping Center That Will Employ 1,500

Aytek Şavkan, founder-partner at EriaPartners, underlining that Antalya is one of the fastest developing metropolitan cities in Turkey, pointed out that 40% of 25 million tourists arriving in Turkey every year had preferred Antalya as their destination. Stating that EriaPartners had allocated a special project for Antalya, Şavkan added, "When this project opens its gates  in mid-2011 with 1,500 employees and 10 million visitors, I believe it will have made a major contribution to both Antalya's and Turkey's economy. Şavkan went on to say that 50% of the investment amount was met through company equity, the rest having been financed by the loans.    Andreas Hohlmann, General Manager of Project Management in Turkey of ECE Türkiye, the company that will undertake leasing and management of Terra City shopping center, stressing the high purchasing power of the Antalya citizens, said "It may be that we shall see for the first time international brands at Terra City that have not yet opened shop anywhere else in Turkey".

Cafes and Restaurants Look Out from the Terrace

Enis Öncüoğlu, General Manager of the firm Öncüoğlu Mimarlık, architects of the project, saying that his firm was running the architectural operations of 14 shopping centers in Turkey, went on to add that, in the architecture of Terra City shopping center, they had used natural materials indigenous to the region. Öncüoğlu also emphasized that special systems to be used in the shopping center will result in energy and water savings. Among the interesting features of Terra City are catering areas composed of the food court, the terrace and playgrounds for activities to entertain 3-14 year-old children, promenades along the local and international brands, a supermarket, an electronics market and the largest cinema complex in Antalya with nine halls.   In Terra City featured with a indoor carparking of 1,400 cars, the cafes and restaurants will look out from the terrace...

The TerraCity project, incorporating 140 stores on a construction area of 120,000 square meters, with its 48,000 square meters gross leasable area, will be the largest shopping center in Antalya.    With a closed parking space to hold 1,400 cars, its expansive terrace boasting a panoramic view, and its pleasant restaurants and cafés, TerraCity will offer its visitors the pleasures of open-air surroundings, and have them experience a shopping mall atmosphere of distinction.   The project, with an investment cost € 150 million, is planned to be launched in the beginning of 2011.

Aytek  Şavkan, co-partner of EriaPartners, pointing out that the project, with its pleasant catering areas that will include a food court and a terrace, has also space allotted to playgrounds where children between the ages of 3 to 14 will have facilities for activities, each more entertaining than the other. The project also features promenades for stores representing local and international brands, a supermarket, an electronics market and the largest cinema complex in Antalya.

ECE Türkiye will undertake leasing of the premises and management of TerraCity shopping mall.  ECE Group, with 114 shopping centers in 15 European countries it presently operates, is one of the leaders in its area of concern. ECE claimed that TerraCity, through the trademarks it will house and its tenant composition, will offer visitors a unique experience, and added that some of the trademarks represented there will appear for the first time in Turkey under the stipulation of exclusivity of operations at TerraCity for a given period.

While EriaPartners will undertake the development of the project, and in conjunction with Pramerica, the responsibility of its investments, Pramerica, one of the foremost investment managers in the world in the field of real estate assets, will assume the position of the international investor of the project.

Pramerica of USA Arrived with a 150 Million Euro Shopping Center Project

Pramerica Real Estate Investors managed US$44.3 billion assets on behalf of more than 400 clients, is on its way to Turkey with the TerraCity Shopping Center in Antalya.  Alongside the shopping center that will cost €150million, the company, together with its Turkish partner EriaPartners, will build an assorted real estate project in Istanbul.

Pramerica, a real estate management company, together with its Turkish partner Eirapartners, has rolled its sleeves for a €150 million shopping center investment in Antalya. Pramerica, that has also given signals indicating other new investment in Turkey, will take up the development of the project from A to Z, and undertake 95% of the total financial investment while 5 % of which will be partnered by EriaPartners. Pramerica, managing worldwide assets, aims at a long-term housing investment in Bodrum along with a mixed real estate project in Istanbul.

Burhanettin Yurtseven, General Manager of Pramerica Türkiye, drawing attention to having seen the light at the end of the crisis tunnel in his role as a foreign investor, said, "As a foreign investor, neither China, nor India and Russia have came up to our expectations during these times of crisis.   As Pramerica, we opened our office in Turkey in August 2008.   We are now telling ourselves, "We have done a good job by having come to Turkey".

Underlining that TerraCity, the shopping center project in Antalya, is their first investment in Turkey, Yurtseven said, "From here onwards, together again with our partner EriaPartners, we are about to start a long-term housing investment in Bodrum. Along with that, we shall realize a mixed real estate project in Istanbul, the exact concept of which we are unable to divulge at this time. We, as Pramerica, aim to be an enduring entity in Turkey".

Support from Turkish Banks

Burhanettin Yurtseven, pointing out that, international investors having encountered difficulties in investing in large projects during the worldwide crisis environment further explained that Turkish banks unstintingly supported his company.   Yurtseven then added, "I could say that TerraCity is the first and largest project in Turkey to be funded following the impact of the global economic crisis; acquiring financing of the Turkish banks". He also stated that Pramerica in Turkey presently manages a portfolio of € 600 million, that they are planning to raise that figure to € 1 billion during the next few years.

Modeled after the Shopping Centers in the Far East

TerraCity concept, to be built on a construction area of 120,000 square meters, with 140 stores, came into being by the visits to shopping centers in Portugal and the Far East. The shopping center, through which the tourism potential of Antalya will appreciate, is aimed to be opened by mid 2011.   ECE Türkiye will handle the leasing and the management of the shopping center whose architectural project was designed by Öncüoğlu Mimarlık.

Pramerica Real Estate Investors that manages a worldwide portfolio of 44 billion dollars is to invest for the first time in Turkey with Terra City Shopping Center in Lara, Antalya.

Pramerica partnered in the shopping center with EriaPartners, established by Aytek Şavkan and Frithjof Fuchs for developing premium real estate projects. Burhanettin Yurtseven, General Manager of Pramerica Türkiye announced to have 95% of the €150 million project is already financed.  

Loans granted by Turkish Banks

Yurtseven said:    "This project is an indicator of Pramerica's long-term commitment in Turkey. Pramerica manages a worldwide portfolio of US$44 billion. With an investment of US$100 million, we have started the construction of 100 summer villas in Bodrum. This will be a long-term investment. We shall also have an elegant project in central Istanbul. Our present portfolio in Turkey is worth 600 million dollars, which we aim to develop to US$1 billion within the shortest possible time."    Dr. Frithjof Fuchs, co-partner of EriaPartners, announced that Terra City to be built in Lara, Antalya would be the first large scale shopping center to be funded by Turkish banks since the beginning of the financial crisis.

140 stores in the shopping mall

Frithjof Fuchs mentioned that, with a construction area of 120,000 square meters, and a gross leasable area of 48,000 square meters, including 140 stores, the shopping center in Lara would be the largest of its kind in Antalya. Fuchs pointed out that the inclusion of investors and financing institutions in the project was a sign of the beginning of the recovery and project financing sector is getting alive in Turkey, especially for the outstanding landmark projects. He added: "EriaPartners that has a 5% share in the project will be the developer and the responsible for its development.   We have already invested more than €500 million in Turkey. We see a recovery in the markets, particularly in the real estate market, in Turkey and expect that the year 2010 will be a much better year than 2009.

ISTANBUL - Dr. Frithjof Fuchs, founder-partner of EriaPartners, announced the total investment cost of "Terra City" shopping center to be built in Antalya to have reached 150 million euros.

Speaking at the press launch of TerraCity Project, Fuchs claimed that the project to be realized by EriaPartners and its foreign investor Pramerica Real Estate Investors would be the largest shopping center project to be developed by Turkish banks since the beginning of the financial crisis.

Fuchs, noted that considering the 120,000 square-meter construction area of the project to be built in Lara district of Antalya with 48,000 square meters of gross leasable area, that includes 140 stores, the shopping center would be the largest of its kind in Antalya.

Adding that the total investment cost of the shopping center had reached €150 million, Fuchs then said that he believed the inclusion of investors and financial institutions in this project in Antalya to be a sign of the recovery and shall initiate the bank project financing for outstanding projects in Turkey, which was previously on hold for a while.

Fuchs explained that EriaPartners, local partner the project, and owning 5% share in the investment, would be responsible for the    development of the project, and also that EriaPartners had already invested more than 500 million euros in Turkey.

Dr. Frithjof Fuchs, also said that they had observed a sign of recovery in the Turkish markets, notably in the real estate market, and that they believed 2010 would be a much better year than 2009.

First ever investment of Pramerica in Turkey

Burhanettin Yurtseven, General Manager of Pramerica Türkiye, said that this project  95% of, which they had financed, is a sign of Pramerica's   long-term commitment, and an indication of its other investment plans in Turkey in the near future.

Yurtseven, pointing out that a worldwide portfolio of US$44 billion was under the management of his company, stressed that this is Pramerica's first investment in Turkey.

Saying, "We want to generate long-term projects, and wish to be an enduring entity in countries where we have made significant investments, Yurtseven went on with the words, "With an investment of about US$100 million, we have started building summer villas in Bodrum. This will be a long-term investment. We shall also have an elegant project in central Istanbul. Our present portfolio in Turkey with amount of ~US$600 million, is aimed to reach up to US$ 1 billion in the near future.

Aytek  Şavkan, a co-partner of EriaPartners, underlining that Antalya was one of the fastest developing metropolitan towns in Turkey, added that 40% of 25 million tourists annually arriving in Turkey preferred Antalya as their destination.

Şavkan, commenting that regular growth in GNP and increase in population rendered Antalya, economically speaking, one of the most interesting cities in Turkey. He added that 1.9 million permanent residents caused   Antalya to be highly desirable in terms of retailing sector as well as tourism. Moreover, demand for housing units turns Antalya into a very attractive province in terms of future investments.

Employment for 1,500

Şavkan, remarking that they had come up with special project for Antalya, emphasized his way of thinking with the words, "When this project is completed in mid-2011, it will provide jobs for 1,500 people, and with 10 million visitors per year, it will contribute quite a bit to the economy of Antalya, and indeed,  of Turkey.

Şavkan, disclosed that 50% of the investment at Terra City was funded by equity, and the remainder through the loans extended for the project.

Speaking of the features of Terra City, Şavkan had this to say:

"Terra City was enriched by pleasant catering spaces such as the food court and terrace, playgrounds for children between the ages of 3 to 14 where activities, each more entertaining than the other will be available, an assortment of stores selling wares presenting national and international trademarks, a supermarket, an electronics market, and a 9-hall cinema complex, the biggest in Antalya. Terra City, boasting a parking space for 1,400 cars, and a large terrace featuring restaurants and cafés overlooking the peerless landscape of the surrounding area will offer visitors the pleasures of open-air atmosphere and the experience of a shopping center distinct from all others.

Andreas Hohlmann, General Manager of ECE Türkiye, which will undertake leasing and management of Terra City shopping center, remarking on the high purchasing power of Antalya citizens, continued with, "Perhaps, we shall see international trademarks for the first time in Terra City that have not yet opened shop anywhere else in Turkey". Enis Öncüoğlu, General Manager of Öncüoğlu Mimarlık that operates the architectural aspect of the project, pointing out that his company was presently running the architectural operations of 14 shopping centers in Turkey, added that they had chosen natural materials indigenous to the region for the construction of the Terra City shopping center. Öncüoğlu emphasized energy and water saving features of the shopping center through the employment of special systems.
